Rights and Obligations of the Parties

This page sets out the rights and obligations of the parties using thienyhue.com and book.thienyhue.com (together, the "Website"), as required by Vietnam's Law on E-commerce and its implementing regulations.
The parties: Công ty TNHH Thương Mại và Đầu tư LOR ("Thiên Ý", "we") is both the owner of the Website and the seller — the provider of the accommodation services. The guest making a booking is the buyer ("you"). There are no third-party sellers on the Website.
1. Our rights and obligations as Website owner
a) Operating and transaction conditions. We issue, publish and apply our transaction conditions in our Terms, Operating Regulations, Service Conditions and Restrictions and the policies listed on Policies & Regulations.
b) Service standards and booking process. Each villa's and room's description, capacity, size, amenities and photos are published on the Website. Booking steps: (1) choose dates and guests; (2) choose a villa or room; (3) enter guest details; (4) review the full price and conditions; (5) pay the deposit; (6) receive a confirmation email with your booking reference. c) Charges according to the published pricing policy. We only charge amounts set out in our Pricing Policy and the prices shown at the time of booking. There is no fee for using the Website.
d) Promotions. Where a promotion or discount code applies, its content, conditions, validity and amount are shown before you confirm your booking; the discounted amount is shown clearly at the review step.
đ) Safe and stable operation. The Website uses encrypted HTTPS connections, daily off-site data backups, and operational monitoring. Card payments are processed by Stripe (PCI DSS compliant); we do not store full card numbers.
e) Suspension, termination or restriction. The Website does not require a buyer account; each booking is managed by its booking reference. We may decline, restrict or cancel a booking in cases of reasonable suspicion of payment fraud or false identity, abuse of the booking process, a guest previously asked to leave for a serious breach of the house rules, or unlawful conduct. Where we cancel for a reason not attributable to the guest, all amounts paid are refunded.
g) Information security. We protect guests' personal information as set out in our Privacy Policy and do not disclose it to third parties except as stated there or as required by law.

i) Preventing violations; cooperating with the authorities. We monitor unusual transactions, prevent unlawful conduct on the Website, register guests' residence with the police as required by law, and provide information and data at the request of competent state authorities.
2. Our rights and obligations as seller
a) We decide which services we offer, their prices and promotions in accordance with the law, and may suspend or stop offering a service, provided confirmed bookings are honoured or refunded under Service Termination and Refunds.
b) As the seller is also the Website owner, we use the Website's infrastructure and tools directly and receive payments from guests directly.
c) We must provide accurate and complete information about villas, rooms, prices and services; deliver the services as described; make refunds as set out in our published policies; and not trade in prohibited lines of business, counterfeit goods or goods infringing intellectual property, or engage in any other unlawful conduct.
d) We fulfil our financial obligations to the State (tax declaration and payment, electronic invoices), protect guests' data and information, and cooperate with the competent authorities in dealing with violations of the law.
3. Rights and obligations of guests (buyers)
a) You are entitled to the protections of consumer law, and to full and accurate information about the services, prices and Thiên Ý before booking.
b) You may freely choose services and payment methods (see our Payment Policy); have your personal data protected; and have your feedback, requests and complaints handled under Feedback & Complaints. Services are provided at our premises, so there is no delivery method.
c) You must provide necessary and accurate information when booking and at check-in (including identity documents for the legally required residence registration), and pay in full and on time under our Payment Policy.
d) You must comply with the law, our transaction conditions and our House Rules, and not use the Website or a booking for any unlawful purpose.
